Methodology
Data sources
- Price & yield: Yahoo Finance, refreshed daily 02:00 UTC.
- REIT fundamentals: SGX disclosures + manager presentations (occupancy, payout, gearing, WALE).
- Distribution history: ex-dividend records from Yahoo Finance, used for 5y growth and aristocrat status.
- Inflation: Singapore CPI from World Bank for real-yield calculations.
Distribution cut-risk score
0–100 composite. Each of four components is worth 25 points:
- Payout ratio < 90% — headroom for cash-flow shocks.
- Coverage > 1.1× — FFO comfortably covers DPU.
- Occupancy > 90% — portfolio leased, not structurally vacant.
- Gearing < 40% — well under the 50% regulatory cap, refinancing flexibility intact.
A REIT can score 0 (all thresholds breached) to 100 (all four pass). Where a component is unmeasured, no points are awarded — a partially- measured REIT can only reach a capped score.
Aristocrat status
A REIT qualifies as an “aristocrat” if it has paid distributions every calendar year for at least 10 consecutive years with no annual gaps and no overall cut (year-over-year total DPU did not decrease).
